One of the keys that you should take into consideration as a seller is the 60% rule, which is something that has been proven over and over. A buyer is more than halfway decided whether to buy your home by the time they enter your home.
It is a known fact that 40% of the decision takes place when a potential buyer drives up to the curb and takes a look at the home – curb appeal. Another 20% of the home buying decision takes place upon a buyer entering the home.
This means that 60% of the decision whether to buy your home has been made by the time a potential buyer crosses your threshold, which gives your home just about 60 seconds to make a long-lasting, effective, welcoming and heartwarming impression.
With this in mind, make sure your house is in top-notch shape when you put it on sale. Pay special attention to landscaping, painting, trimming bushes and shrubs, pruning trees, planting flower, and pay special attention to the front door, front windows and the garage door.
Clutter turns buyers off, so get rid of as much as you can and make your home seem even roomier than it actually is. Get rid of overly large furniture that can take over an entire room, and accentuate areas with special lighting.
Change your light bulbs to maximum wattage when you are selling, and make your home look spacious and bright. Paint in neutral, light colors and add to the sense of openness and spaciousness. Open your shades, curtains, shutters, and drapes, and organize your closets.
Get rid of bad, offensive and strong odors, and use pleasant smelling air-fresheners, rather than using really strong scents. A strong scent that appeals to you may be too strong and offensive for others.
Think of good aromas in your house, such as fresh-baked cookies or bread, or even a few drops of vanilla extract on aluminum foil in a low temperature oven.
When someone is coming to look at your home, you need to disappear so that the viewer can have privacy and discuss the home freely with the real estate agent. The person looking at your home needs to feel at home, and that will be very hard to accomplish if you are hovering over every guest, trying to find out what they think about your house.
You should also make sure that your home has maximum exposure, which means local and Internet advertising. The more people that come see your home, the greater the chance that someone will make an offer that you will be comfortable accepting.
Do not let your home listing languish there and go stale because it will generally sell for a lower price. Buyers will think that there is something wrong with your house, and they will be looking for you to come down from your asking price.
If your home has been listed too long, take it off and try again later. If you are not desperate to sell, you can wait things out, and the market is likely to turn around and you may get your asking price.
Hire a professional, competent and well-experienced real estate agent with a proven track record. The better your real estate agent is, the better the chance that you will have in selling your home and getting the price that you want for it.
