If you are thinking about doing a major home improvement so you can add value to your home before you sell it, you can actually add value to your home with home affordable repairs that will not break the bank. There are many improvement ideas that will cost far less than adding another bathroom or bedroom. In fact, if your house already has as many rooms and bathrooms as other homes in your area, adding a room or bathroom may not give it the value you are seeking.

Instead of thinking or remodeling the kitchen, adding a bathroom, or another room, perhaps you should think on a smaller scale and take a look at the paint. It the paint is starting to fade, or if it does not look as good as it used to, then perhaps it is time repaint. If you are planning to sell, keep the tones light and neutral so that it will be easy to decorate. If you opt for strong colors because that is your preference, it may not be the preference of the people who are looking to buy a house like yours.

When you are planning to sell, always look at your home from the buyers’ perspective rather than yours. Speaking of a buyers’ perspective, you should step outside and see how the house looks to people coming to see it. If the exterior has faded also, then it is time to think about repainting, but do not forget to stay away from strong colors.

If not, then you need to call your gardener to tidy things up, and perhaps plant flowers and get everything looking picture perfect. If you get the outside of your house looking as good as it is supposed, then you can expect to get the full 15% of the value of your home that the outside adds.

Instead of adding that third bathroom, you could opt to add accents to the ones you already have. New mirrors, rugs, faucets and other fixtures, fresh towels, washcloths and other items will give your bathrooms a really nice look for only a fraction of what a new one would cost, and you would be maximizing the value of your home.

You can let your creative and artistic side take over, and try to be really resourceful about the way you present and accentuate things in your home. If you do it correctly, you will not have to spend a fortune, you will add value to your home, and you will probably get many more people interested in your home.
